The Residential Assistant Director of Engineering forms part of the Residential team who collectively make key strategic and operational decisions for Building, overseeing all engineering operations for interior/exterior facilities including plumbing, refrigeration, heating/cooling, painting, carpentry, structural, recycling, electrical, ground care and parking areas. The Assistant Director of Engineering is also responsible for Life/Fire safety systems, energy/green initiative systems and management of other engineering work necessary to maintain the property in an efficient condition to ensure the safety and comfort of residents and employees. This position supports the Director of Engineering in all aspects of the Residential operation
What you will do:
Implement preventive maintenance schedules, policies and procedures
Comply with and enforce Four Seasons’ Category One and Category Two Work Rules and Standards of Conduct as set forth in EmPact
Ensure meter readings are taken daily on heat, light and review information to evaluate consumption
Maintain asset register for all equipment
Maintain licenses and permits required by local law for all MEP/plant
Continued oversight and review of reserve study ensuring implementation of strategic plan for all capital reserve expenditures
Actively develop energy conservation program allowing the Residential and Master Associations to meet its annual budget targets
Develop close working relations with outside contractors; engaging as needed for common space maintenance and for resident requests
Assist with maintenance of all fire-fighting equipment and ensures that emergency procedures are understood and practiced by all employees
Prepare annual maintenance plans and forecasts, managing budget
Is seen as a hands-on leader, assists employees in crunch times
Maintains a clean and orderly work area and ensures tools & equipment are well maintained and in sufficient supply
Promotes and ensures a safe working environment
Drive assets lifecycles with preventative maintenance projects, and reduce critical building issues.
What you bring:
Professional degree in an Engineering discipline, trade degree in a specific technical field relating to Engineering (Mechanical/Electrical/Civil Engineering) or CEOE – Certified Engineering Operations Executive from the Hotel and motel Hospitality Association, Building Owners Management Institution (BOMI) designation, Real Property Administrator (RPA), Facility Management Administrator (FMA) or Systems Maintenance Administrator (SMA)
Experienced in construction phase area to secure retrieval, and filing of construction documents, permits, licensing, feasibility studies, and manuals, mechanical, electrical, wiring diagrams, hydraulics, blueprint updates, and testing and storage of necessary equipment and material pars, etc.
5+ years’ experience
Hotsos experience a plus
