This job contributes to Starbucks success by driving the successful execution of real estate transactions from Letter of Intent (LOI) through lease execution and delivery of premises. This role serves as the primary negotiator and coordinator between landlords, developers, legal counsel, finance, and cross-functional business partners to ensure deal terms are accurately documented, risks are proactively managed, and key milestones are achieved on schedule. The position plays a critical role in supporting Starbucks portfolio growth strategy by driving deals through approval to executed agreements and store-ready of sites.
As a real estate transaction advisor, you will…
- Review and verify deal submission package
- Translate deal approved deal terms from LOI into fully executed lease documents
- Work closely with Legal to ensure accurate incorporation of negotiated terms and timely lease execution
- Act as primary contact to lead negotiation of lease agreements with landlords and developers throughout the lease negotiation process
- Own and manage the critical path from LOI to delivery of premises, including: Lease execution milestones, landlord work and delivery conditions, permit and construction readiness (as it relates to lease obligations), ensure on-time delivery of premises in accordance with lease terms and store opening schedules
- Maintain momentum to prevent delays between LOI execution and lease signing
- Proactively identify and mitigate risks that could delay delivery
- Act as the central point of coordination between development cross-functional teams
- Proactively manage issues arising during the transaction lifecycle, including: Landlord delays in delivering premises, disputes over work letters, TI, or condition of delivery, deviations from agreed LOI terms, negotiate amendments or side agreements when necessary to protect schedule and economics
- Follow & adheres to document management standards, records retention requirements, and landlord communication guidelines.
- Prepare lease signing packages for signature
- Track and report on key milestone dates
We’d love to hear from people with:
· 5+ years of experience in commercial lease negotiation and transaction execution
Preferred Qualifications:
· Education (ideal education level or degree): Bachelor’s degree in Real Estate, Business, or Finance preferred
· Strong experience with retail or multi-site portfolios preferred
· Proven negotiation expertise with landlords and developers
· Deep understanding of lease language, work letters, and delivery conditions
· Strong project management skills with ability to drive timelines and accountability
· Ability to balance legal, financial, and operational priorities

*If you are working in CA, CO, IL, LA, ME, MA, NE, ND or RI, you will accrue vacation up to a maximum of 120 hours (190 in CA) for roles below director and 200 hours (316 in CA) for roles at director or above. For roles in other states, you will be granted vacation time starting at 120 hours annually for roles below director and 200 hours annually for roles director and above.
The actual base pay offered to the successful candidate will be based on multiple factors, including but not limited to job-related knowledge/skills, experience, geographical location, and internal equity. At Starbucks, it is not typical for an individual to be hired at the high end of the range for their role, and compensation decisions are dependent upon the facts and circumstances of each position and candidate.
