The Asset Manager plays a key role in maximizing the financial performance, investment returns and long-term value of the Group’s hotel asset portfolio. The role combines financial modelling, business planning, performance monitoring, investment analysis and stakeholder management to ensure that asset-level strategies are aligned with investment objectives and portfolio priorities. The Asset Manager challenges business assumptions, identifies value-creation opportunities, monitors financial and operational performance, and supports investment decisions through robust financial analysis and reporting. The role also contributes to acquisitions, new openings, portfolio expansion, financing activities and capital allocation decisions, ensuring that investment assumptions, risks, commitments and performance targets are consistently reflected in asset business plans and ongoing monitoring.

Modelling & Underwriting
- Prepare business plans, budgets and re-forecasts, challenging operating and commercial assumptions. Translate approved plans into long-range asset strategies covering returns, value-creation initiatives, capital requirements and key execution risks.
- Track hotel performance against underwriting, budget and re-forecast; investigate material variances, identify operational and commercial drivers, and agree corrective actions, owners and deadlines with relevant teams. Monitor execution and escalate unresolved issues.
- Execute underwriting, due diligence and transition planning for acquisitions, new openings and portfolio expansion. Coordinate legal, technical, tax and other advisers, consolidate findings and mitigation plans, and incorporate approved assumptions and commitments into asset business plans and post-completion monitoring.
- Analyze market, competitor and destination trends and translate findings into actionable recommendations on pricing, positioning, operating performance and investment decisions.
Recurring Reporting & Private Equity Investor Liaison
- Prepare monthly and quarterly asset performance reviews, investment updates, KPI trackers and board materials for the Private Equity Investor, ensuring accuracy, consistency and timely delivery.
- Preparation of materials for regular meetings with the Private Equity Investor’s deal team, present performance developments, address outstanding items and track agreed actions and upcoming deliverables to completion.
IC Support & Asset Management
- Prepare IC papers and approval materials for capital expenditure, refinancing and other portfolio decisions, including financial analysis, return assessments, scenario modelling and recommendations.
- Draft Investment Committee (IC) papers to an institutional standard, clearly articulating investment theses, market evidence, risks, sensitivities and recommended terms.
- Monitor covenant compliance, lender reporting and financing obligations across the portfolio. Maintain forward-looking covenant and liquidity forecasts, identify potential breaches or refinancing risks, and develop and track mitigation plans.
- Manage asset-level matters involving property, technical and legal advisers, including leases, valuations and capital expenditure projects. Assess their financial and operational implications and incorporate relevant impacts into asset reporting, forecasts and business plans.
- Manage information flows and follow-up with existing and prospective funds, investors, capital partners and other financial stakeholders, preparing required materials, coordinating responses and tracking outstanding actions
