Description
Position title: Regional Manager
Pay rate range: $80 - $90k
Benefits: Medical, dental, 401k, life insurance, LTD, STD, paid holidays, paid time off
Schedule: M-F 40 hours
Location: Based out of Corporate Office in Richfield overseeing properties
Metes & Bounds is looking to add an experienced leader to our team. Your main responsibility in this position is leading a team of property managers in the operation and physical maintenance of residential multi-tenant properties.
Responsibilities:
- Ensures that on-site employees comply with all policies and procedures established for the property and the company
- Personally inspects the exterior and interior of each property at least once a month, make recommendations for repair and/or replacements
- Review all delinquent rents and determines action required, assists Property Manager in collection of delinquencies, oversee Unlawful Detainer process
- Ensures all funds are collected and delivered to the main office in a timely manner
- Audit each property petty cash report monthly
- Inspect resident files for accuracy and completeness
- Review weekly availability report to ensure report is accurate and up to date
- Inspect vacancies to analyze readiness
- Review budgets with Property Managers
- Schedule unannounced property visits for inspection and evaluation purposes of property and personne
- Monitor and approves all property advertising
- Make recommendations for increasing rents to supervisor
- Attend weekly staff meeting with supervisor to discuss property and personnel issues
- Interview, hire and train Property Managers and Maintenance Technicians
- Qualifications:
- Minimum of 5 years' experience in residential property management required
- 3 years minimum experience in a multi-site supervisory role preferred
- Ability to act independently and make decisions
- Strong verbal and written communication skills
- Able to multi-task and manage several projects and excel under tight deadlines
- Able to communicate effectively and efficiently with residents, team members, vendors, and
owners - Previous experience working with budgets/financials required
- Computer knowledge in MS Word, Excel, and Outlook
- Previous experience in property management software required
- High school diploma required, college degree preferred
- Must be able to clear a thorough background check
