Job Summary Overview

The Commercial Real Estate Loan Officer II is responsible for developing, originating, structuring, and managing commercial real estate lending relationships while contributing to the continued growth and profitability of the commercial lending portfolio. This position serves as an experienced lender within the Commercial Real Estate Loan Officer career path and independently manages moderately complex to complex commercial real estate relationships with limited supervision.


The Commercial Real Estate Loan Officer II is expected to demonstrate advanced credit analysis, loan structuring, business development, and portfolio management capabilities. This role proactively develops referral networks, identifies new lending opportunities, and serves as a trusted financial resource to commercial real estate investors, developers, sponsors, and business owners.


In addition to commercial real estate lending activities, and whether working in tandem with a Business Banking Officer or otherwise, the Commercial Real Estate Loan Officer II seeks opportunities to expand member relationships through deposits, treasury management services, insurance products, residential lending, and other Arizona Financial Credit Union products and services.


The successful candidate will demonstrate strong credit judgment, a proven ability to originate and manage commercial real estate relationships, sound risk management practices, and the ability to independently manage increasingly complex lending opportunities while contributing to portfolio growth and member satisfaction.


Essential Job Functions

  • Develop and maintain relationships with commercial real estate investors, developers, sponsors, business owners, brokers, attorneys, CPAs, and other referral sources.
  • Proactively identify and pursue commercial real estate lending opportunities through networking, business development activities, centers of influence, referral partner development, and outbound calling efforts.
  • Consistently achieve established production, portfolio growth, and relationship development goals.
  • Solicit and service a variety of commercial real estate members and prospective members while delivering a high level of member service.
  • Work closely with members and prospective members to identify financing needs and develop comprehensive lending and financial solutions.
  • Independently manage commercial real estate lending relationships and serve as the primary point of contact for assigned members and prospects.
  • Analyze, structure, negotiate, and manage commercial real estate credit facilities, including acquisition, refinance, construction, development, bridge, and permanent financing transactions.
  • Review and analyze borrower and guarantor financial statements, tax returns, property operating statements, rent rolls, appraisals, project budgets, market data, and other supporting documentation to assess creditworthiness and repayment capacity.
  • Assess complex credit relationships and develop financing recommendations that appropriately balance member needs, portfolio objectives, and risk management requirements.
  • Prepare and present credit recommendations and loan structures through the approval process with limited oversight.
  • Order, review, and evaluate appraisals, environmental reports, valuations, surveys, title reports, and other third-party due diligence materials in accordance with regulatory requirements and Credit Union policy.
  • Conduct property inspections and assess collateral quality to support underwriting, portfolio management, and risk management activities.
  • Coordinate with underwriting, credit administration, loan operations, legal counsel, appraisers, environmental consultants, title companies, and other third-party professionals to facilitate timely loan approval, closing, funding, and servicing activities.
  • Represent Arizona Financial Credit Union in loan negotiations, documentation processes, and loan closings.
  • Review loan documentation to ensure consistency with approved loan terms, proper collateral perfection, lien position, and compliance with approval requirements.
  • Communicate with borrowers, attorneys, title companies, and other parties as necessary to obtain required information and documentation and facilitate loan closing and servicing activities.
  • Manage and maintain an assigned portfolio of commercial real estate relationships to ensure strong asset quality, regulatory compliance, member satisfaction, and portfolio performance.
  • Monitor assigned relationships through annual reviews, covenant compliance, risk rating maintenance, financial analysis, financial spreads, and ongoing portfolio surveillance activities.
  • Identify opportunities to deepen member relationships through deposits, treasury management services, insurance products, residential lending, investment services, and other Arizona Financial Credit Union solutions.
  • Assist with construction lending administration, including review of draw requests, coordination with construction monitoring vendors, participation in project status meetings, and oversight of construction monitoring activities to ensure compliance with approved loan structures and risk management standards.
  • Provide guidance and support to credit analysts, portfolio management staff, underwriters, and less experienced lending staff to facilitate successful transaction management and ongoing relationship development.
  • Participate in community organizations, industry associations, civic events, and networking activities to strengthen market presence and expand business development opportunities.
  • Maintain current knowledge of commercial real estate lending practices, market conditions, emerging industry trends, regulatory requirements, and Credit Union policies.
  • Perform other duties and special projects as assigned.


Requirements

Position Required Qualifications


Minimum Education and Experience

  • Bachelor's degree in Finance, Accounting, Business Administration, Real Estate, Economics, or related field, or an equivalent combination of education and experience.
  • Four (4) to seven (7) years of experience in commercial real estate lending, commercial banking, business banking, or a related financial services environment.
  • Demonstrated success independently originating, underwriting, structuring, and managing commercial lending relationships.
  • Experience analyzing commercial borrower and guarantor financial statements, tax returns, property operating statements, rent rolls, appraisals, and supporting credit documentation.
  • Demonstrated success in business development, relationship management, and portfolio growth.
  • Experience preparing and presenting credit recommendations for commercial lending transactions.
  • Experience managing multiple transactions and priorities while meeting production and service expectations.


Knowledge, Skills, and Abilities

  • Advanced knowledge of commercial real estate lending principles, practices, products, and lending structures.
  • Strong knowledge of financial statement analysis, cash flow analysis, credit underwriting, risk assessment, and loan structuring.
  • Working knowledge of commercial real estate property types, valuation methodologies, market fundamentals, and underwriting considerations.
  • Knowledge of commercial lending regulations, regulatory compliance requirements, and sound risk management practices.
  • Ability to independently analyze financial and credit information, identify risks, evaluate mitigating factors, and develop sound lending recommendations.
  • Ability to prepare, present, and defend credit recommendations, loan structures, and financing solutions for moderately complex to complex lending relationships.
  • Ability to structure commercial real estate transactions that appropriately balance member needs, profitability objectives, and risk tolerance.
  • Ability to develop and maintain effective relationships with members, referral sources, attorneys, brokers, CPAs, developers, and internal business partners.
  • Ability to identify business development opportunities and expand member relationships through lending and ancillary financial solutions.
  • Ability to effectively negotiate transaction terms and manage lending relationships through approval, closing, funding, and ongoing portfolio management.
  • Ability to communicate effectively with individuals at all organizational levels and present information in a professional and persuasive manner.
  • Strong analytical, organizational, problem-solving, time management, and decision-making skills.
  • Proficiency with Microsoft Office products, financial analysis tools, loan origination systems, and applicable lending systems.


Licenses, Training, and Certifications Required

None.


Preferred Qualifications

  • Formal commercial credit training.
  • Experience with construction, development, bridge, acquisition, and refinance lending transactions.
  • Experience managing complex commercial real estate relationships involving multiple entities, guarantors, and ownership structures.
  • Established network of commercial real estate investors, developers, brokers, attorneys, CPAs, and referral partners.
  • Knowledge of SBA lending programs and related government-guaranteed lending products.
  • Professional banking, lending, or commercial credit certifications.


Hybrid Work Environment and Physical Demands

  • Occasional lifting, 25 pounds or less.
  • Sitting and standing for extended periods of time.
  • Working on a computer for extended periods of time.



Employees who work from home must have business operational internet to complete work tasks and communicate via video call or chat messaging systems in a dedicated workspace.
