This at-will position is responsible for the overall appearance and maintenance of the community, including, but not limited to, performing maintenance functions, supervising and assigning job tasks to maintenance staff, ordering or purchasing materials/supplies, supervising outside contractors, scheduling completion of make readies, maintaining common areas and recreational The Quality Control Maintenance Lead is responsible for overseeing quality assurance, preventive maintenance planning, capital improvement projects, regulatory compliance, and operational efficiency across the property. This position serves as the primary coordinator for major maintenance initiatives, ensuring projects are completed on schedule and within budget. The role works closely with maintenance supervisor, community manager, capitals team and vendors/contractors, to maintain the highest standards of property appearance, functionality, and resident satisfaction. The position is fluid and modifications to position and responsibilities will be subject to change based community needs, staffing and objectives.
Essential Duties and Responsibilities
HVAC Program Management
- Assess all air conditioning units to determine repair versus replacement needs.
- Operate preventive maintenance program for HVAC systems.
- HVAC installations and major repairs.
- Monitor project completion to ensure quality workmanship and adherence to company standards.
Environmental Inspection & Regulatory Management
- Lead and oversee environmental inspection scheduling to ensure all inspections are completed by the end of the third quarter.
- Coordinate corrective actions resulting from environmental inspections.
- Proactively identify and complete repairs to avoid code enforcement issues, improve resident experience and decrease liability.
- Lead and coordinate all major property inspections, including but not limited to: City inspections, Code enforcement inspections, Environmental inspections, Capital project inspections, Rehab project inspections
- Ensure all violations are remedied within required compliance deadlines.
- Maintain documentation of inspections, repairs, and corrective actions.
- Assists Maintenance supervisor and property manager in ensure high marks on quarterly maintenance inspections. This includes oversight and tasks related to all items in the inspection report.
Turn Process Quality Control
- Oversee the property's three-day turn schedule.
- Ensure turn schedules are accurately maintained and updated.
- Monitor progress to ensure vacant units are completed on schedule and meet quality standards before occupancy.
Capital Project Management
- Assist Capitals team in managing capital improvement projects throughout the property.
- Coordinate Mini-Capital projects including, but not limited to: Gutter cleaning and repairs, property enhancement projects, Building improvements, Rehab projects, Interior and exterior renovations
- Ensure project timelines are established, and completion dates are met.
- Coordinate vendor scheduling and site access.
- Verify all required materials and parts are ordered and available prior to project start.
- Monitor vendor performance and project quality throughout completion.
Equipment & Property Maintenance Oversight
- Perform routine golf cart inspections and coordinate required repairs.
- Conduct routine building lighting inspections to ensure proper operation and appearance.
- Oversee pool and spa maintenance operations.
- Coordinate all pool and spa capital repairs.
- Manage required city inspections related to pools and spas.
- Ensure prompt correction of all pool, spa, and related code violations.
Quality Assurance & Curb Appeal
- Conduct routine quality inspections throughout the property.
- Identify maintenance deficiencies and recommend corrective actions.
- Ensure completed work meets company expectations for quality, safety, and appearance.
- Work closely with property leadership and vendors to ensure all amenity spaces, including pools and gyms areas are clean and operational at all times.
- Ensure that landscaping walks are coordinated and completed regularly, that all repairs are completed and scheduled when necessary. Property landscaping is well maintained and manicured at all times.
