Position Overview
The Maintenance Technician performs routine and emergency maintenance, repairs, and preventive maintenance on building systems, equipment, and facilities. This hands-on role ensures optimal operation of all mechanical, electrical, and plumbing systems while maintaining a safe and functional environment for building occupants.
Key Responsibilities
Preventive Maintenance Perform scheduled inspections and preventive maintenance on HVAC systems, electrical equipment, plumbing fixtures, lighting, and building automation systems. Complete maintenance checklists and document all work performed. Identify potential issues before they become major problems.
Repairs & Troubleshooting Respond to maintenance requests and work orders promptly. Diagnose and repair malfunctions in building systems including heating and cooling equipment, electrical circuits, plumbing systems, doors, locks, and general building infrastructure. Replace defective components and parts as needed.
General Maintenance Perform carpentry, painting, drywall repair, and general handyman tasks. Maintain building exteriors, grounds, and common areas. Replace filters, light bulbs, and other consumable items. Assist with moves, renovations, and special projects.
Safety & Compliance Follow all safety protocols and use personal protective equipment appropriately. Maintain clean and organized work areas. Comply with building codes, OSHA regulations, and company safety policies. Report safety hazards immediately.
Documentation Complete work orders accurately in the maintenance management system. Maintain logs of equipment performance, repairs, and parts usage. Report significant issues or recurring problems to the Maintenance Supervisor.
Emergency Response Respond to after-hours emergency calls as part of on-call rotation. Address urgent maintenance issues including system failures, water leaks, power outages, and security concerns.
Required Qualifications
- High school diploma or equivalent required; technical school training or apprenticeship preferred
- 5 years of experience in retails / nation wide retails maintenances and Mobile team across the nationwide.
- Working knowledge of HVAC systems, electrical systems, plumbing, painting, rubber tile replacement and
- Ability to use hand and power tools safely and effectively
- Basic computer skills for work order systems and email communication
- Valid driver's license.
- Physical ability to lift up to 50 pounds and work from ladders or in confined spaces

- Ability to work independently with minimal supervision
- Good communication skills for interacting with Landlord and client
- Attention to detail and commitment to quality workmanship
- Flexibility to work varied schedules including evenings, weekends, or on-call shifts

Physical Requirements
Must be able to climb ladders, work at heights, enter crawl spaces and mechanical rooms, stand or walk for extended periods, and work outdoors in various weather conditions. Ability to lift, carry, push, and pull equipment and materials up to 50 pounds regularly.
