About the opportunity:
Purpose
Office Partnerships (Partnerships) manages more than $14bn in office property investments on behalf of large superannuation, pension and large sovereign wealth funds.
The Investment Manager will work directly with the Fund Managers for Partnerships, Lead Analyst and Fund Analysts in the execution of the Partnerships Investment Strategies.
As an integral member of the Office team the Investment Manager will provide specific analytical and fund management support for the Partnerships whilst supporting senior management and investors in helping to achieve the investment strategies.
Partnerships is poised for continued strong FUM growth into the future driven by investors seeking exposure to high quality Australian office properties for their portfolios in order achieve on their investment objectives and drive outperformance for their clients. Through execution of each partnerships’ investment strategy, we seek to achieve this outperformance for investors.
This is a high-profile position both internally and externally. An established network in the market is expected as is experience working with and influencing key investors.
What you'll be doing
1. Fund Reporting and Equity Raising
Detailed review of the fund and portfolio investment reports for acquisition, divestment, development and operational activities. Assisting with presentations to investors and the Partnership Investment Committees.
Detailed review of investor reports, including annual, quarter and month end reports, investor presentations and ad-hoc/bespoke investor information requests (RFIs).
Supporting the fund analyst team with the financial analysis and modelling of both individual asset and portfolio under management.
Partnering with senior management on the development of investment and divestment strategies and portfolio construction and curation.
Presentation of asset management portfolio and market analysis during asset tours with Investors, Lenders, Key Tenant Customers and Ratings Agencies.
2. Portfolio Management
Partnering with the Fund Managers and analyst team in the preparation of the Annual Operating Strategy and the asset management team in preparing the Strategic Asset Plans (SAP) and budgets on an annual basis. Assist in the presentation of SAP’s to the Funds Boards and Investor Representative Committees.
Ensuring effective management of the overall portfolio of property assets in line with approved plans.
Assisting the Fund Managers with capital expenditure on the property assets to ensure capital expenditure is properly procured, implemented as contracted and funding drawn down as necessary.
Liaising with asset management team to drive the performance of the assets.
Driving the ESG strategy and initiatives to improve portfolio ratings.
Liaising with property and asset management team to drive the leasing outcomes for each property.
Working closely with the development team in the assessment and modelling of development proposals.
Ongoing fund/portfolio assessment and review of property assets in order to support investment decisions.
Assisting Fund Managers with capital transaction activities, including origination, financial modelling, legal, physical, valuation and market components.
Co-ordination of the independent valuation process on behalf of the Office Partnerships.
3. Portfolio Financials & Returns
In collaboration with the Partnerships analyst team:
Coordinating necessary information with the broader CH team to ensure portfolio financials and returns are accurately presented.
Ensuring reports accurately record income, capital and performance. Coordinate the provision of financial information from property, accounting and analytics teams.
Assisting with the payments process of all capital payments to be made from trust accounts.
4. Other
Working closely with Treasury on all aspects of Office Partnerships debt funding.
Reviewing budgets and forecasts and assist with the preparation of reports for the Partnerships Board or Investment Committees.
Overseeing the valuation process for all Partnerships assets and liaising with the CH Valuation co-ordinator and the Executive Property Valuation Committee.
Managing key tenant customer relationships.
Ongoing investor relations activities including presenting to both new and existing investors along with the Fund Manager, CEO Office and other Charter Hall Senior Management and following up on requested information including investor due diligence enquiries.
Assist the Fund Managers in the management of various development projects including active participation in PCGs and Investor technical operative personnel.
Working with the Fund Managers on other key strategic initiatives as directed.
