Description
Maintenance Technician
Millan Enterprises is hiring a Maintenance Technician to keep our residential and commercial portfolio in top shape. You will own a set of properties and work side by side with a Property Manager on repairs, unit turns, and preventive maintenance. You will also step in on other properties when a job calls for your skills or when something urgent comes up.
This role fits someone who knows the residential trades, works well without constant supervision, communicates clearly with tenants and coworkers, and takes pride in doing things right the first time.
Duties & Responsibilities
Your Portfolio
- Serve as the primary technician for an assigned group of properties.
- Set priorities, schedules, and expectations together with your Property Manager.
- Keep your Property Manager informed on open work orders, progress, and timelines.
- Log every job in AppFolio with notes, photos, and status updates.
Repairs and Work Orders
- Spot problems during your rounds and open work orders before they grow.
- Contact tenants to assess reported issues, complete the repair, and report status to the Maintenance Coordinator.
- Handle routine and scheduled maintenance across multiple properties.
- Install and replace fixtures, appliances, and damaged building systems.
- Troubleshoot and repair HVAC, electrical, and plumbing issues, including clogged drains, toilets, sinks, and showers.
- Replace flooring, including carpet and wood.
- Repair or replace wiring, outlets, plugs, and switches.
- Back up other technicians when the team needs an extra set of hands.
Exterior and Preventive Maintenance
- Walk each property once a year and build a preventive maintenance scope for the Maintenance Manager.
- Repair or replace loose siding, soffit, and shingles; open work orders for larger damage.
- Address gutters, downspouts, windows, and exterior drainage.
- Replace window screens and exterior bulbs on multifamily buildings.
- Pressure wash siding, gutters, and hard surfaces.
- Touch up paint, update hardware, and repair exterior damage as needed.
On-Call
- Participate in the after-hours on-call rotation for emergency issues.
- Respond to calls and texts from tenants and vendors when on call.
Other duties as assigned
What we Are Looking For
- At least 3 years of hands-on property maintenance or related trade experience.
- HVAC, CMRP, or a similar certification is a plus. OSHA 10 or 30 preferred.
- Construction training or education is helpful but not required.
- Solid all-around maintenance knowledge and good judgment when troubleshooting.
- Clear communication and dependable time management.
- Team player who is available for after-hours and weekend work when needed.
- Valid driver's license (you will drive company vehicles) and reliable transportation.
Working Environment
- Employees could be exposed to rain, snow, and extreme heat or cold.
- Employees should be able to lift items up to 75lbs, climb ladders, and operate machinery for long lengths of time.
