The Facility Operations Manager is responsible for the facilities office operations and guest service as well as general maintenance of the building, office procedures, and team member training. He/She leads efforts for procedure/work instruction documentation to ensure continued improvement in operation efficiencies and successful growth. Most importantly, will be hands on and participate in the day to day activities of office to ensure projects are completed as required. Coordinates the maintenance office staff. Works with maintenance team to ensure that Oaklawn's Core Values and Standards of Behavior are upheld.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Assists in coordinating all new maintenance and construction projects, coordinate and supervise inspections, contracted work, vendors, operations and procedures such as requisition of supplies, PM compliance, work order completion, inspections, quality of work completed.
  • Must be able to read and interpret plans and specifications.
  • Candidate must have a working knowledge of Electrical, Plumbing, HVAC, Carpentry, painting, pools, hot tubs, generators, fire pumps, Fire Alarm systems, Fire sprinkler systems.
  • Must maintain a valid driver’s license and maintain a clean driving record.  Must have driver’s license on their person at all times.
  • Any and all duties as assigned by the Director of Facilities.
  • Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.
  • Perform internal training on all protocols, procedures and other required areas
  • Maintain detailed status of projects assigned throughout the facilities and coordinates as needed
  • Assists departments with projects as requested.
  • Serves as a role model to demonstrate appropriate behaviors and builds mutual trust, respect, and cooperation among team members.
  • Understands team member positions well enough to perform duties in team members’ absence.
  • Maintain par stock of commonly use items and report to Director of Facilities any orders needed
  • Coordinate day-to-day operations, ensuring the quality, standards and meeting the expectations of the guests on a daily basis.
  • Ensures compliance with all policies, standards and procedures.
  • Reports daily to the Director of Facilities the activities for the day

  • Must have the ability to manage a crew with a professional manner. Previous experience with all aspects of maintenance and engineering (special emphasis on electrical, plumbing, air conditioning, and maintenance of all equipment).
  • While performing the duties of this Job, the team member is regularly required to stand, walk, use hands to finger, handle, or feel, reach with hands and arms, and talk or hear. The team member is occasionally required to climb or balance and stoop, kneel, crouch, or crawl. The team member must occasionally lift and/or move more than 100 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.  Must be able to work alongside a crew when physical demands are required.
  • While performing the duties of this Job, the team member is regularly exposed to moving mechanical parts. The team member is occasionally exposed to fumes or airborne particles; outside weather conditions; extreme cold and risk of electrical shock. The noise level in the work environment is usually moderate.
  •  5yrs + of engineering experience including 2yrs of engineering management required
  • Experience with plumbing, electrical, HVAC, pools, commercial laundry equipment, commercial kitchen equipment
  • Must be able to perform the physical job duties of all Facilities Engineers.
  • Must have the ability to interact with guests, staff and colleagues and resolve problems and conflicts in a diplomatic and tactful manner.

SUPERVISORY RESPONSIBILITIES                                                     

Supervise the Facility Engineering staff and contractors under the direction of the Director of Facilities.

LANGUAGE SKILLS

Ability to read and interpret documents in English, such as safety rules, operating and maintenance instructions and procedure manuals. Ability to read and communicate verbally in English. Written communication skills in in English may also be required.

CERTIFICATES, LICENSES, REGISTRATIONS

Must be able to obtain and maintain an Arkansas Racing License.

Must possess a valid driver’s license and have acceptable driving history as determined by Oaklawn Jockey Club.
