Description
Key Responsibilities
- Develop and maintain building portfolio plans that align with organizational objectives.
- Assess occupancy, vacancy, utilization, tenant mix, and revenue performance.
- Maintain supply-and-demand analyses for available space.
- Develop occupancy, consolidation, backfill, and tenant placement scenarios.
- Identify opportunities to improve space utilization and reduce vacancy-related costs.
- Analyze tenant requirements and evaluate available building space options.
- Support the development of stacking plans and long-range occupancy strategies.
- Maintain rolling forecasts of occupancy changes.
- Identify and assess risks associated with vacancies, tenant concentrations, turnover, tenant improvements, and occupancy schedules.
- Conduct asset-level financial and performance analyses.
- Prepare decision papers, executive briefings, and strategic recommendations.
- Coordinate portfolio planning assumptions with facilities, security, budget, acquisition, and project delivery stakeholders.
- Support annual and multi-year planning activities for building assets.
- Maintain records of asset management decisions, assumptions, and approved strategies.
Qualifications
- Eight (8) years of experience in real estate portfolio management or asset management.
- Experience performing occupancy, vacancy, utilization, revenue, and investment analyses.
- Experience preparing asset management plans and recommendations for senior-level decision makers.
- Knowledge of federal real property principles and practices.
