Role Summary
The Senior Asset Manager will take ownership of day-to-day performance management across a growing portfolio of cottage-style and multifamily communities. The position demands detail-oriented work while maintaining direct and consistent touchpoints with multiple third-party property managers across the portfolio. The Senior Asset Manager will be the operational engine of the Asset Management function: driving weekly property performance, coordinating with property managers, managing budgets/forecasts, monitoring lease-ups, and ensuring data integrity and reporting discipline. This position pushes third-party property managers (PMs) respectfully but firmly and provides clean, accurate analysis that leadership can rely on. This is a highly visible role with direct impact on NOI, valuation, and portfolio outcomes.

Essential Functions/Accountabilities:
1. Property Performance Oversight (Core Duty)
- Monitors weekly occupancy, renewal, absorption, and rent-roll health; flags issues early and drives corrective actions.
- Holds PMs accountable on KPIs: delinquency, work order completion, preleasing, concessions, staffing levels, marketing execution.
- Provides oversight of PM partners across multiple states.
- Elevates issues early to senior leadership.
2. Budgeting, Forecasting & Variance Management
- Owns property-level budgets (drafting, review, updates).
- Prepares monthly and quarterly variance packages with commentary.
- Maintains updated forecasts, including lease-up pacing and operational reforecasts.
3. Financial & Operational Reporting
- Works closely with the Asset Management Analyst to ensure data accuracy across Yardi, internal dashboards, and valuation models.
- Produces weekly, monthly, and quarterly reporting for leadership—clean, consistent, and error-free.
- Coordinates capex tracking, draw schedules, and project progress with construction.
4. Lease-Up & Revenue Management Support
- Tracks lease-up velocity vs pro forma; recommends pricing, concessions, and marketing adjustments.
- Coordinates revenue management changes with PMs, ensuring strategies align with GK goals.
- Conducts rent-roll audits to validate market rent, renewal strategy, and unit-level performance.
5. Site Visits & Operational Quality Control
- Performs regular site inspections; ensures brand, curb appeal, staffing, and operations meet GK standards.
- Provides written reports and action plans post-visit.
6. Cross-Functional Coordination
- Partners with construction to track punch list, turnovers, deliveries, and pre-lease readiness.
- Works with development/acquisitions to transition new communities into operations cleanly.
- Supports strategic decision-making by preparing data for hold/sell/refi analysis.
Requirements
Minimum Qualifications;
Education: Associate degree in Real Estate, Finance, Business Administration, or a related field; plus experience
Experience:
- +7 years in multifamily asset management, operations, or property management.
- Strong grasp of NOI drivers, budgeting, forecasting, and rent-roll mechanics.
- Comfortable working with PMs in a professional manner to drive results.
- Proficient with Microsoft Office Suite or related software, especially Excel.
Preferred Education/Credentials/Knowledge/Skills/Abilities
- Bachelor’s degree in Real Estate, Finance, Business Administration, or a related field; preferred.
- Advanced Excel user strongly preferred.
- Yardi/RealPage experience strongly preferred.
- Excellent verbal and written communication skills: can translate property operations into clear insights.
- Excellent interpersonal and customer service skills.
- Excellent organizational skills and attention to detail.
- Excellent time management skills with a proven ability to meet deadlines.
