Maintenance Coordinator

The Maintenance Coordinator is responsible for planning, coordinating, and overseeing maintenance operations, warranty work, and service requests across all VeldCo Properties. This role requires a highly organized individual with strong mechanical aptitude, excellent communication skills, and a proactive approach to problem-solving. The ideal candidate will ensure maintenance needs are addressed efficiently while maintaining positive relationships with tenants, vendors, and property management teams.

Location: 3503 S. Minnesota Ave, Sioux Falls, SD 57105
Work Schedule: Typically Monday through Friday, 7:30 a.m. to 5:00 p.m.
Additional hours may be required during peak seasons or as business needs dictate.
Reports To: Director of Operations

Key Responsibilities

• Develop, implement, and manage preventative maintenance programs for all properties.
• Receive, prioritize, complete, and document maintenance work orders assigned by property managers or ownership.
• Coordinate with construction teams and subcontractors to address warranty-related repairs and projects.
• Maintain and manage spare parts inventory to support maintenance operations.
• Schedule and coordinate maintenance activities with property managers, tenants, and vendors to minimize disruptions.
• Oversee and manage small-scale projects as assigned, including unit renovations, tenant improvements, and light commercial build-outs.
• Ensure all maintenance activities are completed safely, efficiently, and in accordance with company standards.

Qualifications & Skills

• Ability to perform basic carpentry, drywall repair, patching, and painting tasks.
• Experience troubleshooting, diagnosing, and repairing a variety of mechanical systems and equipment.
• Strong problem-solving and critical-thinking abilities.
• Excellent verbal and written communication skills.
• Professional appearance and demeanor, with the ability to interact effectively with tenants, clients, contractors, and team members.
• Strong organizational skills with the ability to manage multiple tasks and priorities simultaneously.
• Valid driver's license and reliable transportation preferred.

Compensation & Benefits

• Pay: $26.00 to $35.00 per hour, depending on experience, qualifications, and skillset.
• Schedule: Standard business hours are Monday through Friday, 7:30 a.m. to 5:00 p.m.; schedules may vary based on operational needs.
• After-Hours Calls: Maintenance calls outside of regular business hours are compensated at $50.00 per hour.
