  ผู้ช่วยผู้จัดการอาคาร

หน้าที่และความรับผิดชอบ

งานด้านบริการลูกค้า

1. สร้างความสัมพันธ์อันดีกับผู้เช่าในอาคาร

2. สอดส่อง ดูแลและ คอยอำนวยความสะดวกแก่ผู้เช่า

3. รับเรื่องและแก้ไขปัญหาที่ได้รับจากผู้เช่า

 

งานเกี่ยวกับการป้องกันอุบัติภัยในอาคาร

1. ร่วมจัดสัมมนาและซ้อมอพยพหนีไฟประจำปีแก่ผู้เช่าอาคาร

2. จัดทำแผนการแก้ไขปัญหากรณีฉุกเฉินต่างๆในอาคาร

3. ตรวจสอบสภาพความพร้อมของมือเครื่องดับเพลิงและสายฉีดน้ำ

4. เป็นทีมสำรวจในกรณีเกิดเหตุฉุกเฉินในอาคาร

5. ตรวจสอบเหตุฉุกเฉินกรณีเครื่อง FIRE ALARM แจ้งเหตุ

 

งานด้านอาคารสถานที่

1. ดูแลปกป้องทรัพย์สินของอาคาร

2. จัดทำรายการทรัพย์สินของอาคารและรายงานความเสียหายแก่ผู้จัดการ

3. ดูแลความเรียบร้อยหน้าอาคารเป็นพิเศษในช่วงเวลาเข้า-ออกอาคารของลูกค้าในอาคาร       

4. ดูแลความสะอาดในการใช้พื้นที่ของอาคารตลอดจนร้านอาหารในอาคาร

5. จัดเตรียมพื้นที่หากมีการจัดประชุมหรือสัมมนาในอาคาร

6. ตรวจอุปกรณ์เครื่องใช้ในอาคารและลงใบแจ้งซ่อมเมื่อเกิดความเสียหาย

7 . ตรวจสอบเอกสารการนำของออกนอกอาคาร

8. ดูแลกุญแจส่วนกลางของอาคาร

9. ดูแลต้นไม้โดยรอบอาคาร

10. ประสานงานกับฝ่ายช่างในการร่วมแก้ไขปัญหา

 

งาบด้านระบบจอดรถและการจราจรภายในอาคาร

1. ดูแลระบบ PARK MATIC และแก้ไขปัญหาต่างๆของระบบจอดรถ

2. เช็คความเคลื่อนไหวของรถที่เข้า-ออกในอาคาร

3. ตรวจเช็ครถที่จอดค้างคืน

4. แก้ไข-เพิ่มข้อมูลในบัตรจอดรถของผู้เช่า

5.จัดสรรที่จอดรถในอาคารให้แก่ลูกค้าตามความเหมาะสม

6. ดูแลการจัดการจราจรในอาคารและแก้ไขปัญหาที่เกิดจากอุบัติเหตุต่างๆ

อัพเดทฐานข้องมูลลูกบ้าน และ Moving ประจำเดือน

• ควบคุมเรื่องโหวตกรรมการ / และติดตามเรื่องการอนุมัติจากกรรมการ
• ทำรายงานการประชุมต่างๆของนิติบุคคลฯ
• ประสานงานเรื่องการเคลมพื้นที่ส่วนกลาง
• จัดทำจุลสารประจำเดือน
• จัดทำป้ายประกาศต่างๆ
• ออกหนังสือราชการและหนังสือออกต่างๆ
• จัดทำรายงานการทำงาน Work Performance Report (Daily / Weekly / Monthly)
• ทำสรุปแผนตารางปฏิบัติงานของฝ่ายนิติบุคคลและสรุปการทำงานเพื่อเบิกเงินเดือน
• ควบคุมการ Set Bluetooth & Cards ลูกบ้าน
• ควบคุมและรักษาฐานข้อมูลลูกบ้านเรื่อง Face Scan, Bluetooth, Cads ฯลฯ
• ควบคุมดูแลระบบรักษาความปลอดภัยฯ อาทิ Key Card, การเปิดดูกล้องวงจรปิดย้อนหลัง ฯลฯ เป็นต้น
• ควบคุมอัพเดทเอกสารคู่สัญญาของนิติบุคคลฯ
• ออก Memo เพื่อขออนุมัติดำเนินการต่างๆ
• ช่วยรับเรื่องร้องเรียนจากเจ้าของร่วม และ Support ทีมงาน
• ช่วยผู้จัดการฯดูแลความเรียบร้อยทั้งหมดในสำนักงานนิติฯ
• ควบคุมและรักษาฐานข้อมูลลูกบ้านเรื่อง Face Scan, Bluetooth, Cads ฯลฯ
• บริหารจัดการบุคลากรในการทำงานฯ บันทึกเหตุการณ์ผิดปกติ ที่เกิดขึ้น
• ช่วยงานตามการสั่งการของ OP, Assist OP, ผจก. (ตามความเหมาะสมฯ)
