Real Estate Portfolio & Property Manager - North America & UK

Responsibilities / Tasks

This position is required to be out of one of our following offices: Frisco, TX, Janesville, WI, or Romeoville, IL offices.

• Implementation of North America (NAM ) and UK real estate strategy to improve efficiency and quality of the regional property portfolio
• Support the GEA Stakeholders in finding the best property solutions in alignment with the GEA portfolio strategy
• Support the implementation of the GEA sustainability and decarbonization targets in Real Estate  
• Preparation of Real Estate scenarios analysis and summaries to be reported to key stakeholders at executive level
• Act in alignment with the VP REE and CMD to achieve the property portfolio targets and KPIs
• Ensure alignment with divisional budget and optimization targets.
• Ongoing cooperation with GEA HR, Finance, Legal, EHS, Operations and IT, among others
• Provide leadership reporting and recommendations
• Update and report of relevant data and metrics in the organization in alignment with the CMD and VP REE.

Portfolio (NAM +UK) & Property Management (NAM)

• Prepare business cases for new sites, lease renewals, capacity changes
• Track lease terms, renewals, escalations, and manage landlord relationships
• Manage and optimize GEA NAM and UK real estate portfolio across offices, factories, warehouses incl. negotiations of freehold, leasehold, footprint and cost efficiency projects a. o.
• Support lease and service contract negotiations
• Support space planning, consolidation, expansion, relocation, or exit decisions in alignment with business targets and considering the GEA REE workplace and construction standards
• Responsible for clarifications with the landlord, local stakeholders and local authorities
• Manage relationships with landlords, brokers, consultants and local authorities
• Administration of regional day-to-day property management issues in NAM
• Oversee implement standard requirements for offices, manufacturing plants and warehouses
• Manage statutory compliance requirements specifically with EHS norms, municipal, local authorities’ rules and other applicable norms and coordinate with authorities and consultants. Ensure timely permits, licenses, renewals, and documentation
• Guidance and overseeing Facility Management standards in NAM with GEA FM-Teams
• Ensure compliance with Service Level Agreements with local facility & QHSE managers
• Control project and property costs; validate contracts and invoices
• Support lease, project and service contract negotiations.

Construction Management in NAM:

• Support new facilities, footprint optimizations, construction projects overseeing and governance
• Responsible for clarifications with the local stakeholders, general planners, general constructors and authorities  
• Manage site readiness & statutory construction compliance specifically
• Manage Construction projects focusing on cost control and sustainability
• Support tenders in alignment with local teams and Indirect Procurement
• Coordination of general planners, general constructors and sub-contractors
• Ensure timely execution, permits, licenses, renewals, and documentation
• Ensure compliance with Service Level Agreements
• Real Estate capex and sustainability capex budgets and invoicing controlling.

Your Profile / Qualifications

• Master's in engineering, Architecture, Real Estate, or related.
• Min. 8 years experience in corporate real estate portfolio, property and construction management
• Exposure to multi‑site operations across NAM and UK
• Experience with factories and warehouses required.
• Strong understanding of statutory compliance in India
• Proficiency in Excel, PowerPoint, Word (Knowledge of CAD applications are considered a plus)
• Strong operational execution, flexibility, proactivity, relationship aptitude, team working and ability to approach Executives
• The job requires also availability to travel 20%-25% across NAM and the UK, creating strong relationships with local and global business and operational functions
• Knowledge of NAM and UK estate laws.

• Fluent English speaking is mandatory

The typical base pay range for this position at the start of employment is expected to be between $120,000 - $145,000 per year.  GEA Group has different base pay ranges for different work locations within the United States. The pay range is not a guarantee of compensation or salary.  The estimated range is the budgeted amount for the position. Final offers are based on various factors, including skill set, experience, location, qualifications, and other job-related reasons.  You may be eligible for additional rewards, such as discretionary bonus (based on eligibility) and/or equity awards.
