Now Brewing – real estate portfolio advisor – Existing Stores! #tobeapartner

From the beginning, Starbucks set out to be a different kind of company. One that not only celebrated coffee and the rich tradition, but that also brought a feeling of connection. We are known for developing extraordinary leaders who share this passion and are guided by their service to others.

As a Real Estate Portfolio Advisor, you will provide front‑line real estate advisory support for the existing store portfolio within an assigned region, with a focus on lease enforcement, landlord issue resolution, and cross‑functional coordination. This role serves as a key escalation point for property‑management‑related issues impacting existing stores and partners closely with Operations, Facilities, Construction, Legal, and Real Estate to resolve issues, support financial performance, and ensure compliance with lease obligations while maintaining accurate portfolio data.

As a real estate portfolio advisor, you will:

  • ### Lease Enforcement & Issue Resolution

· Support lease enforcement activities for existing stores within the assigned region, including landlord compliance with repair, maintenance, and improvement obligations.

· Manage landlord defaults, disputes, and performance issues related to Facilities, Construction, Operational, and financial lease administration matters.

· Coordinate with Legal on consultations, research, and dispute resolution related to existing stores.

· Serve as a regional escalation point for property management related issues impacting existing store operations.

  • ### Landlord Negotiations

· Manage non‑renewal negotiations and amendment activities, ensuring appropriate approvals and documentation.

· Lead landlord negotiations and manage escalations regarding lease operational matters, elevating higher-risk or complex matters as appropriate.

  • ### Existing Store Operations & Support

· Assist with resolution of issues related to property repairs, renovations, and landlord‑provided improvements, including parking lot enhancements, trash enclosures.

· Coordinate with landlords and internal stakeholders in response to property damage events, including natural disasters, vehicle impacts, and other incidents affecting the building or premises.

· Partner with Operations, Facilities, Construction, and Real Estate teams to drive timely resolution of site‑specific issues impacting store operations within the region.

· Serve as the primary escalation point for landlord defaults, coordinating resolution with landlords and internal stakeholders.

  • ### Store Closure Due Diligence & Governance Support

· Support portfolio management by providing analysis, documentation, and insights used in the development of store renewals or store closure recommendations.

· Identify lease‑related risks and obligations associated with closure to support informed decision‑making.

  • ### Financial & Administrative Support

· Support internal inquiries related to occupancy costs, lease terms, and landlord matters.

· Identify cost drivers, issue trends, and financial impacts contributing to portfolio reviews.

  • ### Data, Systems & Compliance

· Ensure accuracy, integrity, and completeness of lease related property management data within internal systems.

  • ### Stakeholder & Cross‑Functional Collaboration

· Maintain effective working relationships with landlords and their property management teams in the assigned region.

· Partner closely with internal cross‑functional teams—including Operations, Facilities, Construction, Legal, and Real Estate—to resolve issues efficiently.

· Represent Starbucks professionally in discussions with landlords related to existing store matters within the assigned region.

We’d love to hear from people with:

  • Bachelor’s degree in Real Estate, Business, Finance, or a related field.
  • 5+ years of experience in retail real estate, property management, lease administration, or facilities coordination within a complex organizational environment.
  • Working knowledge of commercial leases and landlord obligations.
  • Experience coordinating cross‑functional issue resolution.
  • Strong communication, organizational, and problem‑solving skills.
