Location/Region: This position is located in Wixom, MI onsite M-F with up to 20% domestic travel.
What’s the role?
Manages the ZEISS IQS SSC real estate portfolio and facility operations for IQS SSC USA sites. Ensures that buildings, infrastructure, and services are reliable, cost‑effective, and support a safe, clean, and comfortable work environment. Leads facility planning, maintenance, construction and refurbishment projects, vendor management, and facility‑related budgeting in alignment with ZEISS standards. Collaborates closely with the EHS & Radiation Officer to implement safety, environmental, and radiation programs within the facilities.

Key Responsibilities
Facilities Operations & Real Estate
Own daily building operations: systems, utilities, custodial, grounds, space planning/moves.
Support real estate activities: property searches, lease negotiations, site-specific RFPs with Corporate Real Estate.
Manage leases: requirements, renewals, notifications, and certificates of insurance.
Forecast facility needs to support business growth and protect asset value.
Maintain high standards of facility appearance and functionality.
Maintenance, Projects & Assets
Develop and run preventive and predictive maintenance programs.
Scope and manage refurbishment, construction, and relocation projects with internal teams and external contractors.
Create RFPs, select vendors, and manage contractor performance.
Maintain accurate asset inventories, maintenance records, and utilization data in systems such as PMWeb.
Risk, Security & Compliance
Implement facility procedures for access control, visitor management, and contractor oversight in line with Security and EHS.
Oversee physical security systems: access control, CCTV, intrusion alarms, and coordinate with IT.
Support EHS & Radiation Officer with facility data for risk assessments and compliance.
Implement facility changes required by building codes, fire codes, and applicable regulations.
Budgeting, Reporting & Sustainability
Build and manage OpEx and CapEx budgets for assigned facilities.
Review, approve, and track invoices for facility services and projects.
Support sustainability initiatives (energy efficiency, water reduction, etc.) in alignment with Corporate Sustainability and EHS.
Report on facility KPIs, utilization, costs, and project progress.
Stakeholder & Vendor Management
Act as primary contact for facility issues for site leadership and employees.
Partner with Visitor Experience and Integrated Operations Manager to support onsite events (space, setup, services).
Manage relationships with landlords, tenants, vendors, and service providers.
Perform other facilities, real estate, and building operations tasks as needed.
Do you qualify?
Associate degree; bachelor’s degree in Facilities Management, Engineering, Business, or related field preferred or Equivalent of at least 8 years of progressive experience in facility and/or real estate management.
Demonstrated ability to take initiative, prioritize work, and operate with minimal supervision.
Proven experience managing building systems (HVAC, electrical, plumbing), maintenance, and facility projects.
Strong vendor and contract management skills.
Excellent organizational, time management, and communication skills.
Proficiency with MS Office (Word, Excel, PowerPoint, Outlook) and facility/CMMS tools.
Ability to handle confidential information with discretion and to work both independently and in teams.
Working Environment:
8 hour day shift, Monday–Friday, on site (not hybrid).
Ability to work outside of normal business hours as needed e.g.: early morning or evening events (<20%)
Capable of unassisted lifting of 30-50 lbs. without aid.
Up to 20% travel; periodic visits to each supported site.
