Our client is seeking an experienced Maintenance Supervisor to lead maintenance operations at a 400+ unit garden-style apartment community in Clifton Park, NY. This is a rare opportunity to play a key role in the turnaround of a large Class C multifamily community that is undergoing significant capital improvements and repositioning under new ownership.

As Maintenance Supervisor, you'll have the opportunity to lead the turnaround of the maintenance department by rebuilding standards, improving response times, implementing preventative maintenance, and developing a strong team culture.

What You'll Do

• Lead, mentor, and develop a team of four Maintenance Technicians
• Oversee all maintenance operations for a 400+ unit garden-style apartment community
• Eliminate work order and make-ready backlogs while establishing efficient maintenance processes
• Develop and implement a comprehensive preventative maintenance program
• Troubleshoot and repair HVAC, plumbing, electrical, carpentry, appliance, and mechanical systems
• Manage maintenance budgets, inventory, purchasing, and vendor relationships
• Coordinate contractors and oversee capital improvement projects
• Ensure apartment turns are completed on schedule and to company standards
• Conduct routine property inspections to maintain safety, curb appeal, and compliance
• Utilize maintenance software to prioritize work orders, schedule preventative maintenance, and track inventory
• Participate in a rotating on-call schedule (approximately every five weeks)
• Partner closely with the Property Manager and Leasing team to deliver exceptional resident service

What We're Looking For

• 5+ years of multifamily maintenance experience
• 2+ years of maintenance leadership or supervisory experience
• Experience managing maintenance operations for large apartment communities
• Strong knowledge of HVAC, plumbing, electrical, carpentry, appliances, and mechanical systems
• Proven ability to lead teams, improve accountability, and drive operational performance
• Experience managing vendors, inventory, budgets, and capital projects
• Comfortable using maintenance management software and computer-based work order systems
• Excellent organizational, communication, and customer service skills

Required Qualifications

• High school diploma or GED required
• EPA Universal Certification required (or ability to obtain within 180 days of hire if company policy permits)
• Strong HVAC diagnostic and repair experience
• Valid driver's license and reliable transportation
• Ability to participate in an on-call emergency rotation
