About This Opportunity

Bosun Solutions is hiring on behalf of a mid tier commercial general contractor serving clients across the Dallas Fort Worth metroplex. This is a confidential search. We represent the client directly and will share their identity with candidates who advance.

Our client runs a high volume of tenant improvement and build out work, 30 to 50 projects a year, alongside 5 to 10 ground up new construction projects annually. They win work through relationships rather than by chasing a single niche, so the project mix is genuinely diverse: restaurant, retail, medical, warehouse, office.

The pipeline is significant and still growing, with real ambitions for 2027. They are not a giant, and that is deliberate. They are looking for pillars of the organization, people who will help elevate the company on the operations side, carry projects across the finish line, and turn happy clients into repeat clients.

The Role

You will own a portfolio of two to five active tenant improvement projects at any given time, ranging from roughly $200,000 to $1,000,000 in value and from 600 square feet to well over 10,000 square feet.

This is an in office role. It is not a field position and it is not remote, but you will be out at job sites on a regular basis, in most weeks on most days, meeting with clients, stakeholders, and architects, and then back at the office for the rest of your work.

The reason is the client base. Tenant improvement clients here are largely owner operators, hands on, in the weeds, and frequently on site unannounced. Superintendents are on site the majority of the time, but the Project Manager is the client facing person. When the client is on site, the client wants you on site. Presence and personality are part of the job.

What You Will Own

  • Two to five concurrent tenant improvement and build out projects, start to finish
  • Direct client relationships, including impromptu site visits and in person meetings

Coordination with architects, engineers, stakeholders, and the superintendent team

Submittals, RFIs, change orders, and pay applications

  • Subcontractor coordination, buyout, and schedule management
  • Budget ownership, cost tracking, and reporting through project close
  • Project documentation, filed and current, without an assistant to catch what you miss

Experience Level

This search is open at two distinct levels, and strong candidates at either level are wanted. What separates them is commercial exposure and plan reading proficiency, not years alone.

Entry level, 0 to 2 years of commercial project management, $65,000 to $75,000

Residential construction project management experience is a genuine fit here, with no commercial background required

You will be trained to read commercial architectural and MEP drawings, which differ substantially from residential

  • What matters most is drive, coachability, and a willingness to put in the hours to learn commercial quickly

Mid level, 2 to 5 years of commercial project management, $75,000 to $95,000

  • Prior commercial tenant improvement or build out experience with a small to mid sized general contractor

Submittals, RFIs, change orders, and pay applications already second nature

  • Strong, demonstrable proficiency reading commercial MEP drawings
  • Room above this band for exceptional plan reading proficiency

This role is scoped for someone in the first five years of their project management career. Candidates across that full range are encouraged to apply, and fit and capability carry more weight than a year count.

Being Honest About How They Are Built

Larger general contractors staff a project with a full team: project manager, superintendent, assistant superintendent, project engineer, and project coordinator, with an admin bench behind them. In that structure the project manager role narrows toward communication and oversight.

That structure does not exist here. A project is run by a project manager, a superintendent, and a Director of Operations who already wears a great many hats. There is no project engineer or project coordinator behind you to pick up documentation and file it.

So this role is administratively heavy, by design and by circumstance. The single strongest predictor of success is an exceptionally high level of personal organization. You have to be able to run your own paperwork at the same standard as your own projects.

One more piece of honesty about the gap being filled. The project managers currently on staff are good, and their real strength is field management; several grew into the role from a superintendent background. A candidate who already has the project management side dialed in is exactly the profile this client would move on immediately.

Compensation And Benefits

$65,000 to $95,000, set by experience level as outlined above.

Every hire gets a documented 90 day review. Perform exceptionally and your salary increases at that mark. Fall short and you get a specific, written list of what to improve so that the next increase is achievable. Their most recent successful project manager started at $65,000 and was raised to $90,000 within 30 days on the strength of his performance.
