The opportunity
We're hiring a Senior Portfolio Analyst to own day-to-day asset and property performance across our growing commercial portfolio. This is an owner-side role spanning property management, asset management, tenant coordination, and underwriting support. You'll work directly with senior leadership, leasing specialists, property operations, and tenants to protect and grow NOI, execute capital projects, and keep assets performing. In a lean, entrepreneurial environment, your recommendations and execution will have a visible impact.

What you'll do
- Own portfolio performance: track occupancy, collections, expenses, NOI, and variance to budget across assigned assets.
- Partner with leasing specialists on renewals, vacancy strategy, tenant improvement scopes, and lease commencement/turnover coordination.
- Serve as a primary point of contact for NNN tenants on operational issues, CAM estimates and reconciliations, work orders, and relationship management.
- Partner with property management to prepare and manage annual operating budgets, forecasts, and capital plans; monitor monthly financials and flag issues early.
- Coordinate vendors, contractors, and third-party property managers on maintenance, repairs, unit turns, and capital projects.
- Support underwriting on acquisitions, hold/sell analyses, and value-add plans: rent rolls, operating statements, lease abstracts, expense comps, and leasing assumptions.
- Track lease abstracts, critical dates, options, insurance certificates, and compliance items.
- Lead or support special projects: dark-space repositioning, CapEx execution, insurance and tax reviews, and highest-and-best-use analysis.
- Prepare ownership reporting packages, market updates, and decision materials.
- Coordinate with attorneys, engineers, architects, municipalities, and other third parties as projects require.
- Assist with financing of new acquisitions and refinancing of existing assets.
- Lead creative value-add opportunity execution, including ground-up development.
Who you are
- 5+ years of commercial real estate experience, with a strong background in asset management, property management, portfolio operations, leasing support, or owner/operator work.
- Comfortable owning both the numbers and the relationships: you can read a rent roll and an operating statement, and you can talk to a tenant or a contractor without losing the plot.
- Working knowledge of commercial lease economics, CAM structures, NNN vs. modified gross, TI, and typical landlord obligations.
- Able to communicate directly and credibly with tenants, leasing teammates, vendors, and ownership, including under pressure.
- Organized and able to manage many assets, deadlines, vendors, and projects in parallel.
- Practical and entrepreneurial: comfortable in a small private real estate company where priorities shift, and ownership is close to the work.
- Strong written and verbal communication; proficient in Excel and comfortable with property management/accounting systems.
- Located in or willing to relocate to Nashville, TN.
