Position Summary
This position encompasses a wide variety of direction/oversight, maintenance, and labor-intensive activities. The individual is required to work both independently and as part of a team, always acting in a supervisory capacity. The Custodial Supervisor assists and supports the Facilities Manager on a daily basis. As a member and representative of management, supervisors are not members of the bargaining unit represented by the union and must refrain from engaging in union activities due to the potential impact of the influence of this position. Supervisors must demonstrate support and respect for the Omaha Airport Authority (OAA)’s policies, procedures, and decisions at all times so as not to undermine the respect and authority of this position.
The Custodial Supervisor supervises the operation of Custodial Services, dependent on the assignment of the Facilities Manager. The individual is responsible for work scheduling, planning, coordination, quality control, training, disciplinary action, reporting, recordkeeping, and evaluating custodial staff. The Custodial Supervisor assists the Facilities Manager in day-to-day activities to ensure the terminal building is properly maintained and that Authority directives and policies are complied with. This position assists the Facilities Manager in maintaining security of equipment and supplies. The Custodial Supervisor coordinates cleaning activities, as necessary, with airline and tenant personnel
This is a non-exempt position in the Facilities Maintenance Department. The Custodial Supervisor reports to the Facilities Manager.
Essential Job Functions
Assist and support the Facilities Manager in planning functions, provide direction/oversight of the department, monitor work assignments, and ensure job tasks are performed in a timely and efficient manner.
Supervise, direct, and train department personnel.
Assist the Facilities Manager in developing budgets and technical specifications for the acquisition of supplies and equipment.
Coordinate staffing and schedules as directed by the Facilities Manager.
Assist the Facilities Manager in evaluating and assessing performance and capabilities of personnel. Perform annual reviews of departmental, non-supervisory personnel as assigned by the Facilities Manager.
Supervise compliance with Authority rules, regulations, and policies as well as immediately investigate, report, and document violations of rules, regulations, policies, and procedures to the Facilities Manager.
Ensure the safe and secure operations of all work areas.
Coordinate interdepartmental activities, when necessary, with other departments
Physically inspect building to ensure departmental tasks are properly completed.
Maintain attendance records on assigned custodians and ensure that absence slips are correctly completed in a timely manner.
Perform inspections, complete required inspection reports, and make recommendations to the Facilities Manager for cleaning required, special projects, and personnel matters.
Fill out shift reports, equipment checks, supply logs, and reports.
Coordinate project/special cleaning with tenant personnel and the Facilities Manager.
Perform the essential job functions of the Custodial position in order to meet staffing or cleaning project demands.
Communicate, through the use of company radio equipment, essential information to appropriate parties adhering to established protocols.
Assist the Facilities Manager in cross-utilizing staff with other departments.
Perform other duties as assigned.
Knowledge, Skills and Abilities Required
Associate degree or any combination of education and experience that provides the required skills.
Minimum of three years’ experience in commercial building cleaning.
Participation in ongoing seminars, conferences, and classes, as recommended and approved.
Ability to obtain a Non-Movement Area driver qualification within the probationary/qualification period and maintain the certification throughout employment
Valid Nebraska or Iowa driver’s license.
Strong leadership and communication skills, with ability to direct and exercise oversight control.
Capable of producing desired results while effectively utilizing available resources.
Ability to consistently take initiative and use sound judgement when making decisions to benefit the organization.
Ability to interact professionally in all situations.
Effective oral and written communication skills.
Reliable, present and punctual in performing essential job functions.

Ability to read and understand task procedures regarding the proper operation of equipment, machinery, and cleaning chemicals/supplies as well as the ability to communicate these procedures to others. Ability to maintain confidentiality of all personnel issues as well as all other matters.
Physical requirements include the ability to lift and move objects, such as furniture, boxes, cleaning supplies, and trash bags (typically up to 25 pounds or more). Must be able to stand, kneel, and walk for extended periods while performing cleaning tasks. Frequently pushes, pulls, and maneuvers heavy cleaning carts and equipment.
Ability to exercise independent judgement and discretion in performance of the essential job functions.
