Position Overview
Business Development and Design Manager - Projects
The Business Development & Design Coordination Manager is a hybrid role that combines business development, bid management, architectural design coordination, and project support within JLL's Project & Development Services. This multifaceted position requires a professionally qualified architect with commercial acumen who can drive revenue growth while ensuring seamless design coordination and delivery across complex development and construction projects.
This role bridges the gap between client-facing business development activities and technical design delivery, requiring both strategic thinking and hands-on coordination capabilities.
Key Responsibilities
Business Development & Client Engagement
New Business Development
- Identify and pursue new business opportunities in development consulting, project management, and program management services
- Develop and maintain relationships with key decision-makers at property developers, corporate occupiers, institutional investors, and public sector organizations
- Conduct market research to identify emerging opportunities, track competitor activities, and understand industry trends
- Position JLL's PDS capabilities effectively to address client project challenges
- Meet sales targets through development of new client relationships and expansion within existing accounts
- Attend industry events, conferences, and networking opportunities to build JLL's market presence
Client Relationship Management
- Act as trusted advisor to clients, understanding their needs and translating them into service opportunities
- Maintain regular contact with existing and prospective clients
- Support account management activities and identify cross-selling opportunities
- Gather market intelligence and client feedback to inform service development
- Coordinate client presentations, capability sessions, and project pursuits
Bid & Proposal Management
Bid Process Leadership
- Manage end-to-end bid and proposal process from opportunity qualification through submission
- Lead go/no-go decision processes and qualification assessments
- Establish bid timelines, coordinate internal resources, and ensure compliance with client requirements
- Track bid metrics, win rates, and performance indicators across the PDS portfolio
Content Development
- Create compelling proposal content that articulates JLL's value proposition and differentiated approach
- Coordinate input from technical specialists, project managers, and subject matter experts
- Develop win themes, competitive positioning, and client-focused value propositions
- Translate technical design and project management capabilities into clear client benefits
- Prepare case studies, project descriptions, and technical narratives
Proposal Coordination
- Act as central coordination point between business development, technical delivery, legal, finance, and leadership teams
- Manage quality control procedures and conduct comprehensive proposal reviews
- Ensure submissions meet client requirements and follow JLL brand standards
- Maintain proposal libraries including case studies, CVs, technical content, and standard responses
- Support commercial structuring and pricing strategy development with finance teams
Presentation Support
- Coordinate oral presentation preparation and support delivery teams
- Develop presentation materials, graphics, and visual content
- Facilitate bid kick-off meetings, strategy sessions, and review workshops
Architectural Design Coordination
Design Information Management
- Maintain design document registers, drawing schedules, and tracking systems
- Manage distribution of architectural drawings, specifications, and technical documents
- Implement document control procedures and version management protocols
- Ensure all project stakeholders have access to current design information
- Coordinate design submissions to clients, planning authorities, and approval bodies
- Maintain digital design repositories and file management systems (SharePoint, Aconex, Procore)
Multidisciplinary Coordination
- Organize and coordinate design coordination meetings between architectural, structural, MEP, and specialist consultants
- Prepare meeting agendas, record minutes, and track action items
- Identify design conflicts and coordination issues between disciplines
- Support clash detection processes using BIM coordination tools (Navisworks, BIM 360)
- Track resolution of design queries, RFIs, and technical issues
- Facilitate coordination between internal teams and external design consultants
Design Review & Quality Support
- Assist with design reviews at key project stages (concept, scheme, detailed design)
- Review architectural drawings for compliance with client requirements and design standards
- Support preparation of design coordination drawings and schedules
- Maintain design issue logs and track resolution status
- Document design decisions, changes, and approval processes
- Support design quality checks and technical compliance reviews
Technical Input
- Provide architectural input during concept development and design strategy discussions
- Review design proposals for buildability, compliance, and alignment with project objectives
- Support value engineering sessions and design optimization workshops
- Advise on materials selection, construction methods, and technical solutions
- Assist with technical clarifications during tender and construction phases
Project Support & Reporting
Schedule & Program Management
- Support development of design programs and bid schedules
- Track design deliverables and proposal submissions against project milestones
- Coordinate design submission schedules with procurement and project activities
- Monitor consultant progress and escalate delays or issues
- Identify potential schedule conflicts and support mitigation strategies
Reporting & Documentation
- Prepare design progress reports, bid status updates, and business development dashboards
- Maintain comprehensive project design records and bid documentation
- Document design meetings, client interactions, and key decisions
- Prepare coordination status reports and performance metrics
- Support audit trail requirements and design certifications
Standards & Process Compliance
- Ensure compliance with JLL design management and bid procedures
- Support implementation of BIM protocols and digital collaboration workflows
- Maintain design templates, proposal templates, standards libraries, and checklists
- Support CAD/BIM standards compliance across design teams
- Implement quality management processes for both bids and design deliverables
Stakeholder Management & Communication
Internal Coordination
- Liaise between business development, project delivery, design teams, and leadership
- Facilitate effective communication across departments and disciplines
- Manage competing priorities and ensure timely delivery of outputs
- Support knowledge sharing and best practice dissemination
- Mentor junior team members on design coordination and proposal development
External Relations
- Interface with clients during bid processes and design coordination phases
- Coordinate with external design consultants and specialist subconsultants
- Manage relationships with planning authorities and regulatory bodies (when required)
- Support contractor design liaison and RFI management
- Represent JLL professionally in client meetings and site visits
Qualifications & Experience
Essential Requirements
Educational Background
- Bachelor's or Master's degree in Architecture/ Engineering from an accredited institution
Professional Experience
- Minimum 3-7 years of combined experience in architecture, design coordination, and/or business development
- Proven experience in design coordination on commercial, mixed-use, or institutional projects
- Experience in bid management, proposal development, or business development activities
- Understanding of project delivery processes from concept through construction
- Experience working in consultancy, professional services, or project management environments
Technical Skills
- Proficiency in architectural software and rendering platforms (Revit, AutoCAD, Sketch up, BIM platforms)
- Strong proficiency in Microsoft Office Suite (Word, PowerPoint, Excel) for proposal and presentation development
- Knowledge of building codes, planning regulations, and compliance requirements
