Tarantino Properties is looking to add a Quality Assurance Supervisor to join our growing company in Houston, Texas.

About the Role
The Quality Assurance Supervisor is responsible for overseeing property quality, maintenance standards, operational compliance, and overall physical condition across a portfolio of multifamily communities. This position conducts property inspections, identifies deficiencies, monitors corrective actions, and works closely with property managers, maintenance teams, vendors, and regional leadership to ensure properties consistently meet company standards, regulatory requirements, and resident expectations.
Responsibilities
- Conduct routine and comprehensive inspections of multifamily properties, including building exteriors, interiors, common areas, amenities, vacant units, occupied units, grounds, and maintenance areas.
- Develop and maintain quality-control inspection schedules and checklists.
- Identify property deficiencies, safety concerns, deferred maintenance, housekeeping issues, and opportunities for improvement.
- Document inspection findings with detailed reports, photographs, priorities, and recommended corrective actions.
- Track deficiencies through completion and verify that corrective work meets established quality standards.
- Monitor property managers and maintenance teams for compliance with company policies, procedures, and operating standards.
- Evaluate unit readiness, including make-ready quality, cleanliness, repairs, painting, flooring, appliances, fixtures, and overall presentation.
- Inspect preventative maintenance programs and ensure required maintenance activities are completed properly and on schedule.
- Review vendor workmanship and performance and communicate concerns to property and regional management.
- Assist with quality audits, due diligence inspections, acquisition assessments, and property improvement initiatives.
- Monitor compliance with applicable housing, safety, building, fire, environmental, and property-management requirements.
- Identify recurring issues and recommend process improvements to reduce operating costs, resident complaints, and repeat maintenance.
- Partner with Regional Managers and Property Managers to establish corrective-action plans and completion deadlines.
- Prepare periodic quality-control reports summarizing inspection results, trends, outstanding deficiencies, and property performance.
- Provide coaching and training to onsite teams regarding property standards, inspection procedures, and quality expectations.
- Respond to urgent property-condition concerns and assist leadership with prioritizing capital and maintenance needs.
- Maintain accurate inspection records and follow company documentation and reporting requirements.
Qualifications
- 3+ years of experience in multifamily property management, maintenance, facilities, construction, quality assurance, or a related field.
- Strong knowledge of multifamily building systems, unit turns, preventative maintenance, and property operations.
- Experience conducting property inspections or quality-control audits preferred.
- Strong understanding of Fair Housing, OSHA, safety, and applicable housing/building requirements.
- Excellent organizational, communication, and problem-solving skills.
- Strong attention to detail and ability to identify both visible and potential property deficiencies.
- Ability to prioritize multiple properties, projects, and corrective actions independently.
- Proficiency with Microsoft Office and property-management or inspection software.
- Valid driver's license and ability to travel between assigned properties.

Preferred Skills
- CAM, CPO, COS, ARM, or other relevant multifamily/property-management certification.
- Maintenance, construction, HVAC, plumbing, electrical, or building-systems knowledge.
- Experience managing or auditing multiple multifamily communities.
- Experience with property inspections, REAC/NSPIRE, insurance inspections, or similar compliance programs.
Working Conditions
This position requires regular travel among multifamily communities and frequent walking, climbing stairs, entering occupied and vacant units, inspecting mechanical areas, and evaluating buildings and grounds. The supervisor must be comfortable working both independently and collaboratively with onsite and regional teams.
