What You'll Do
- Oversee day-to-day facility maintenance, repairs, safety, and overall functionality across approximately 30 restaurant locations and related properties
- Serve as the first point of contact for facility issues, diagnosing and completing hands-on repairs when practical and coordinating the appropriate vendor when needed
- Perform hands-on diagnosis and repair of HVAC, lighting, electrical panels, basic plumbing, and general building issues at nearby locations and company-owned properties
- Develop and manage preventative maintenance programs for HVAC, refrigeration, kitchen equipment, parking lots, and building systems
- Build and manage a quarterly preventative maintenance calendar and prioritization system for on-demand requests
- Own the facilities work order and ticketing process and establish clear response standards for emergency, operational, and aesthetic requests
- Respond to emergency maintenance issues and coordinate timely repairs
- Conduct regular property inspections and complete a written facilities assessment of every location at least annually
- Ensure locations meet safety and brand standards
- Coordinate grounds services, including mowing, gardening, and snow removal
- Source and manage relationships with contractors, service providers, and maintenance vendors
- Build and maintain a regional vendor database for key trades, including HVAC, electrical, plumbing, refrigeration, and general repair
- Coordinate bids, proposals, and RFPs for repairs, maintenance, and capital projects
- Manage facility improvement projects, remodels, equipment replacements, and capital initiatives
- Coordinate project timelines, budgets, permits, inspections, and contractor schedules
- Assist with new store openings, remodels, and closures as needed
- Build and maintain an asset inventory across all locations and track major assets such as HVAC units, roofs, hoods, and garage doors
- Use asset information, work order history, warranties, and prior spending to proactively plan repairs and replacements
- Develop and manage the annual facilities and maintenance budget, monitor spending, identify cost savings, and review and approve facilities invoices
- Manage company-owned properties and support tenant-related maintenance and operational needs
- Prepare company-owned spaces to be renter-ready, show available spaces, and maintain rental listings as needed
- Coordinate communication with tenants regarding repairs, property access, and operational issues
- Support lease-related responsibilities, including landlord/tenant obligations, CAM reconciliations, property budgeting, and documentation
- Coordinate safety inspections and corrective actions
- Partner closely with Operations, Finance, Restaurant Management, and company leadership
- Provide guidance to restaurant managers on maintenance procedures and issue reporting
- Communicate facility conditions, projects, and expenditures to leadership and know what needs to be escalated, to whom, and when

What You Bring
- Trade certification or technical training in HVAC or a related trade, or an associate's degree in Facilities Management, Construction Management, Business, or a related field
- Equivalent hands-on experience may be considered in place of a degree
- At least 2 years of facilities or property management experience in a retail or hospitality environment
- At least 1 year of experience in a multi-unit restaurant, retail, or hospitality environment
- Hands-on HVAC experience preferred
- Experience managing both leased and company-owned commercial properties
- Knowledge of restaurant equipment, building systems, and preventative maintenance practices
- Ability to diagnose and service commercial equipment, change lights and panels, work with 120, 220, and 480 volt systems, swap out equipment, and speak knowledgeably about restaurant hoods
- Experience managing vendors and contractors, including building vendor relationships and coordinating bids or RFPs
- Ability to manage multiple projects and priorities across various locations
- Proficiency with Microsoft Office and facilities/work order management systems such as Asana or comparable platforms
- Familiarity with state and local regulatory requirements related to facilities operations
- Valid driver's license and ability to travel regularly between multi-state locations
- Must reside in the Cincinnati area or be willing to relocate

- Minimal on-call expectation for facility emergencies
- Regular travel between Dewey's restaurant and property locations across multiple states
Physical Requirements
- Ability to visit construction sites, rooftops, kitchens, and mechanical areas
- Ability to perform basic hands-on repair work, including use of hand and power tools, ladders, and rooftop access
- Ability to lift up to 50 pounds occasionally
- Frequent travel between restaurant locations
Compensation
$85,000–$100,000 annually, based on experience
