JLL - Facilities Manager (M1)
Location: Plano, TX 75024
Work Schedule: Onsite, M-F 8-5
Reports to: Sr. Facilities Manager
Estimated base salary range: $90,000 - $101,000
What this job involves:
The Facilities Manager will report to the Senior Facilities Manager. The Facilities Manager's main responsibility is to assure the daily site Facility Management of the portfolio, manage regional budgets within the defined financial framework, and deliver exceptional facility services across multiple sites within the assigned area.
What your day-to-day will look like:
Operational Management & Service Delivery
- Proactively manage all facility services in accordance with JLL account and client standard processes and procedures, ensuring superior customer satisfaction
- Coordinate the operational aspects of the property in a manner which protects, maintains and improves the value of the client's assets
- Ensure all site management and operations practices are in compliance with JLL and client standards
- Oversee daily work order review and ensure successful service delivery and positive customer experience
- Manage operations to mitigate operational risk
Financial Management
- Develop and manage operating facilities and capital budgets for the assigned portfolio, proactively track variances and manage within target
- Achieve cost savings through maximizing utilization of suppliers, preferred vendors/contractors and identify additional efficiency opportunities, consistent with client goals
- Manage within defined financial framework to achieve aligned savings targets for the account
Maintenance & Capital Projects
- Using industry and client best practices, plan, schedule, and coordinate all frequency and maintenance activities
- Implement preventive, ongoing and anticipated maintenance/repair programs
- Develop multi-year capital improvement project plans and manage the process to complete the capital projects
- Manage small capital projects from planning through execution
Vendor & Contractor Management
- Manage third-party vendor contracted services as required, including periodic bidding and insurance updates
- Monitor performance per scopes of work and contractual agreements
- Interface with vendors, providing directions to ensure excellent coordination of work with minimal disruption
- Provide vendor coaching on CMMS (Corrigo) and ensure the integrity of the system
- Develop a close working relationship with all the vendors under your control to ensure that they fully understand the client culture and are made to feel part of the team delivering a high-quality service
Team Leadership & Development
- Develop and manage a high-performing facilities team of diverse skilled tradesmen and professionals
- Demonstrate strong supervisory and people management skills
- Foster an inclusive and collaborative team environment
Reporting & Collaboration
- Perform monthly reporting, forecasting and asset management on all sites
- Collaborate with cross-functional teams to identify and implement strategies to enhance user experience
- Communicate regularly with client management and staff, providing necessary support and information on the status of all areas under management
Regional Responsibilities
- Travel to sites within assigned West Region area as required
- Manage remote sites, remote teams and services effectively
- Be available on call 24/7 to address critical facility issues as needed
Required Qualifications:
- Bachelor's degree or equivalent facilities or property management experience
- 5+ years of facilities management or operations experience
- Knowledge of building systems, HVAC, electrical, mechanical and services, required
- Computer proficiency with MS Office and Computerized Maintenance Management System (CMMS)
- Ability to plan and manage financials within budget and time constraints
- Experience with managing multiple vendors and small capital projects
- Understanding of commercial leases, routine accounting methods, and trade union protocols
Preferred qualifications:
- Certified Facility Manager (CFM) or other professional licenses or certification a plus
