Position Objective
Lead strategic sourcing and procurement of facilities management goods and services for JLL-managed client accounts, developing vendor relationships, negotiating contracts, and driving cost optimization while ensuring service quality, compliance, and alignment with JLL procurement standards and client operational requirements.
Key Responsibilities
- Develop and execute strategic sourcing strategies for facilities management categories including maintenance services, janitorial supplies, HVAC equipment and services, electrical and plumbing contractors, landscaping, security services, office supplies, and MRO (Maintenance, Repair, Operations) materials.
- Conduct competitive bidding processes, RFPs/RFQs, and vendor evaluations for facilities-related goods and services, analyzing proposals, negotiating terms and pricing, and selecting suppliers that deliver optimal value and service quality.
- Manage supplier relationships for critical facilities vendors, conducting quarterly business reviews, monitoring SLA performance, addressing service issues, and driving continuous improvement in delivery, quality, and cost efficiency.
- Collaborate with site operations teams, facilities managers, and technical leads to understand requirements, forecast procurement needs, and develop sourcing plans that support operational excellence and budget objectives.
- Negotiate master service agreements, blanket purchase orders, and framework contracts with preferred vendors, establishing favorable pricing structures, payment terms, and service level commitments.
- Implement category management best practices for facilities procurement, consolidating spend with strategic suppliers, standardizing specifications, and leveraging JLL's national and regional buying power for cost savings.
- Monitor market trends, pricing fluctuations, and supply chain dynamics for facilities goods and services, proactively identifying risks and opportunities, and recommending strategic adjustments to sourcing strategies.
- Ensure vendor compliance with JLL and client requirements including insurance certificates, safety certifications, background checks, quality standards, and sustainability criteria, managing vendor onboarding and qualification processes.
Position Requirements
- Education: Bachelor's degree in Business Administration, Supply Chain Management, Industrial Engineering, Procurement, or related field. Specialized procurement or facilities management certification desirable.
- Experience: Minimum 5-7 years in strategic sourcing or procurement roles focused on facilities management services, building maintenance, or related categories, preferably within corporate real estate, property management, or facilities services industries.
- Languages: Bilingual - Spanish and English (advanced-fluent), capable of negotiating contracts with local and international vendors, preparing reports, and communicating procurement strategies effectively in both languages.
- Technical Knowledge: Deep understanding of facilities management service categories (HVAC, electrical, plumbing, MEP systems, janitorial, landscaping), MRO materials, and building maintenance supplies. Proficiency in procurement systems (SAP, Ariba, Coupa) and advanced Excel for spend analysis.
- Leadership Competencies: Strong negotiation and contract management skills, excellent analytical abilities for cost-benefit analysis, proven stakeholder management experience, and capability to influence cross-functional teams and vendors effectively.
- Availability: Flexibility to address urgent procurement needs, vendor escalations, and support emergency maintenance situations outside regular hours when necessary. Valid driver's license.
Desired Skills
- Professional procurement certifications such as CPSM (Certified Professional in Supply Management), CIPS (Chartered Institute of Procurement & Supply), CPM (Certified Purchasing Manager), or IFMA procurement credentials.
- Experience with facilities management procurement at scale, including national contract programs, preferred vendor networks, and multi-site procurement coordination.
- Knowledge of sustainable procurement practices, green building product specifications, energy-efficient equipment sourcing, and ESG vendor evaluation criteria.
- Proficiency in total cost of ownership (TCO) analysis, should-cost modeling, and financial evaluation of service contracts including labor rates, material markups, and lifecycle costs.
- Experience working within JLL or similar CBRE/Cushman & Wakefield facilities management platforms, understanding integrated facilities management (IFM) delivery models and client account structures.
- Advanced data analytics capabilities using Power BI, Tableau, or similar tools for spend visibility, supplier performance scorecards, and savings tracking dashboards.
