Position Summary:
The Facilities and Maintenance Manager is responsible for leading the maintenance and facilities functions to ensure reliable operation of all equipment, buildings, grounds, and utility systems. This position develops and executes maintenance strategies that improve equipment uptime, reduce downtime, ensure regulatory compliance, and support operational excellence. The Facilities and Maintenance Manager drives preventive and predictive maintenance initiatives while fostering a culture of safety, continuous improvement, and accountability.
Key Responsibilities:
- Maintenance Leadership
· Lead and manage all maintenance personnel in a union environment
· Develop maintenance schedules and priorities to support production and facility requirements.
· Establish preventive and predictive maintenance programs to maximize equipment reliability.
· Monitor equipment performance and analyze downtime trends to identify root causes and implement corrective actions.
· Ensure timely completion of work orders and maintenance activities.
· Support capital projects, equipment installations, facility upgrades, and process improvements.
· Implement systems and processes that improve efficiency and reduce costs.
· Budget and Asset Management
· Support long-term asset management and replacement planning.
· Monitor expenditures and identify cost-saving opportunities.
· Manage spare parts inventory and maintenance supplies.
· Evaluate vendor performance and negotiate service agreements.
- Facilities Management
· Oversee maintenance and repair of buildings, grounds, infrastructure, and utility systems.
· Manage HVAC, compressed air, electrical distribution, lighting, plumbing, fire protection, and other facility systems.
· Coordinate facility improvements and construction projects.
· Ensure facility appearance, cleanliness, and functionality meet company standards.
- Safety and Compliance
· Promote and enforce all safety policies and procedures.
· Ensure compliance with OSHA, EPA, local, state, and federal regulations.
· Lead safety investigations and corrective action implementation related to maintenance activities.
· Maintain required permits, inspections, and compliance documentation.
· Support lockout/tagout, machine guarding, electrical safety, and contractor safety programs.
- Continuous Improvement
· Drive Lean Manufacturing, TPM, and continuous improvement initiatives.
· Utilize root cause analysis tools to eliminate recurring equipment failures.
- Develop and track maintenance (KPIs) such as:
· Equipment uptime, Preventive Maintenance completion rates, Maintenance costs, Mean Time Between Failures (MTBF), Mean Time to Repair (MTTR), Safety Performance, Facility Compliance Audit Scores, Energy and Utility Cost Management
Supervisory Responsibilities:
· Directly supervises maintenance technicians and facilities personnel.
· Responsible for hiring, training, coaching, performance management, and employee development.
· Develops succession plans and technical skill advancement programs.
Qualifications:
· Education
· Bachelor's degree in Engineering, Industrial Maintenance, Facilities Management, Business Management, or related field preferred.
· Equivalent combination of education and experience will be considered.
Experience:
· Minimum 5-7 years of maintenance leadership experience in a manufacturing environment.
· Experience managing facilities, utilities, and building systems.
· Proven success implementing preventive and predictive maintenance programs.
· Experience with CMMS systems and maintenance planning.
· Knowledge, Skills, and Abilities
· Strong leadership and team development skills.
· Knowledge of mechanical, electrical, hydraulic, pneumatic, and PLC-controlled systems.
· Understanding of OSHA regulations and maintenance safety requirements.
· Strong troubleshooting and root cause analysis abilities.
· Experience with budgeting and capital project management.
· Excellent communication and organizational skills.
· Proficient with Microsoft Office Suite and maintenance management software.
Preferred Qualifications:
· Lean Manufacturing, Six Sigma, or TPM certification.
· CMRP (Certified Maintenance & Reliability Professional) certification.
· Experience in automotive, metal stamping, or industrial manufacturing environments.
· Knowledge of welding, robotics, automated equipment, and industrial controls.
Work Environment:
· Manufacturing and distribution facility.
· This role requires frequent presence on production floors.
· Exposure to warehouse traffic, powered industrial trucks, and transportation operations.
· Occasional travel may be required to support customers, suppliers, carriers, benchmarking and other company locations.
