SAI-RE is the Real Estate investment arm within Santander Alternative Investments (SAI). The platform manages €1.6bn across Real Estate Equity and Debt, with €1.3bn deployed (c.€1bn since 2023) across more than ten countries. The team comprises 50+ professionals across London, Madrid, and New York with deep experience structuring, underwriting, and managing complex investments across Europe. Santander Alternative Investments is the Group’s €10bn alternatives platform supported by over €4.4bn in co-investment from Santander Group. This includes private credit, real assets, infrastructure, private equity, and GP stakes. SAI forms part of Santander Asset Management (SAM), a €255bn global asset manager operating across 10 countries.

THE DIFFERENCE YOU MAKE

We have an exciting new opportunity for a Vice President, Credit Asset Management to join us in our London or Madrid Office. Reporting to the Head of Credit Asset Management, you will support portfolio oversight, loan servicer management, reporting, and platform build-out.

We are looking for a well-rounded credit asset management professional, combining credit judgement, practical execution, portfolio monitoring, workout and restructuring support, third-party servicer oversight, stakeholder engagement, and comfort with databases and reporting tools needed to support effective asset management. The role would suit a self-starter with hands-on real estate private credit experience, preferably including exposure to platforms where processes, data, reporting, and controls have been built, improved, or institutionalised.

  • Support credit asset management across mid-to-large ticket performing / high-yield private real estate credit and, where relevant, NPL / legacy exposures.

  • Bring practical experience from platform development or improvement, including asset management processes, reporting templates, data infrastructure, controls, and governance.

  • Contribute to the build-out and maintenance of credit databases, loan tapes, dashboards, and analysis tools used to track loan-level and portfolio-level performance.

  • Help calculate and monitor key loan and portfolio metrics, including LTV, LTC, DSCR, debt yield, interest cover, arrears, covenant compliance, waivers, amendments, and concentration exposure.

  • Assist with the assessment and management of underperforming loans, including amendments, waivers, restructurings, enforcement considerations, and workout strategies, where relevant.

  • Coordinate directly with third-party loan servicers on loan administration, borrower communications, reporting, data quality, covenants, and issue escalation.

  • Prepare loan- and portfolio-level analysis for monthly / quarterly reporting, management updates and materials.

  • Help institutionalise operating procedures, servicing frameworks, reporting standards, and governance across multiple investments and geographies.

  • Institutional background in international real estate private credit, credit asset management, or credit investing, ideally from a credit fund, alternatives fund, or real estate investment platform.

  • Experience in a platform where processes, data, reporting, controls, and operating routines were designed, improved, or implemented.

  • Practical understanding of real estate private credit, including loan structures, borrower performance, collateral monitoring, covenants, amendments, waivers, restructurings, defaults, enforcement considerations, and exits.

  • Technical capability and aptitude to help build and maintain credit databases, loan tapes, portfolio trackers, dashboards, and reporting tools.

  • Ability to calculate, interpret, and explain loan and portfolio metrics, including LTV, LTC, DSCR, debt yield, interest cover, covenant compliance, arrears, IRR / MOIC, and portfolio concentration.

  • Comfortable working directly with third-party loan servicers on data reconciliation, reporting, borrower updates, covenant tracking, servicing issues, and escalation of underperformance or workout matters.

  • Advanced Excel and financial modelling skills; experience with databases, BI tools, workflow automation, or reporting systems is a plus.

  • Proactive and execution-oriented, with the ability to identify gaps, bring structure, and progress workstreams with appropriate guidance.

  • Strong written and verbal communication skills, including preparation of clear management materials and portfolio updates.

  • Strong academic background; degree in finance, economics, real estate, engineering, business, or a related field.
