Job Description Summary
We are seeking a Senior Director to build and maintain financial data model that drives strategic decision-making across our hotel operations portfolio. This is a high-impact, senior leadership role for a candidate with keen financial aptitude and deep comfort working with large, complex data sets — someone who can bring private equity-caliber financial analysis and diligence rigor to a hospitality portfolio context. The ideal candidate translates property- and market-level data into decisive insights on investment, divestiture, and performance optimization, and is credible presenting directly to the Executive Leadership Team (ELT).Job Description
Key Responsibilities
- Own the design, build, and ongoing evolution of a scalable, enterprise-grade financial data model covering the full hotel portfolio, structured to flex as properties, markets, and data sources are added.
- Apply private equity-style financial analysis — comparable company/asset benchmarking, driver-based modeling, sensitivity and scenario analysis, and return-oriented framing — to hotel portfolio performance.
- Aggregate, normalize, and interrogate large sets of property- and market-level data (revenue, occupancy, ADR, RevPAR, GOP, EBITDA, expenses, capex, and comp-set/market data) to produce reliable, decision-grade benchmarking.
- Lead performance benchmarking of the portfolio against internal targets, competitive sets, and market data, surfacing trends, risks, and opportunities with the clarity and rigor expected of an investment memo.
- Identify and isolate key performance drivers at the property and portfolio level; build models that quantify the financial impact of adjusting those drivers, and translate findings into concrete performance-improvement or capital-allocation recommendations.
- Build the financial analyses and investment cases that underpin acquisition, investment, and divestiture decisions, including valuation considerations, risk factors, and downside scenarios.
- Serve as a senior thought partner to the VP of Data Optimization and Strategy, shaping how business questions are framed, modeled, and answered.
- Own executive-level reporting and storytelling — distilling complex, data-heavy analysis into sharp, decision-ready narratives for ELT and the Board, where relevant.
- Set standards for data model architecture, governance, and documentation to ensure the model remains accurate, auditable, and scalable as a long-term strategic asset.
- Build strong cross-functional partnerships with Finance, Asset Management, Operations, and IT/Data teams to source, validate, and integrate data, and to drive adoption of the model as a decision-making tool.
- Maintain a current, sophisticated view of hotel industry performance metrics, market dynamics, and benchmarking methodologies (e.g., STR data, comp set analysis).
Required Qualifications
- Bachelor's degree in Finance, Accounting, Economics, or related field; MBA or CFA strongly preferred.
- 8–12+ years of progressive experience in financial analysis, portfolio/investment analysis, or asset management, with meaningful exposure to private equity, investment banking, real estate investment, or a comparable high-rigor financial analysis environment.
- Track record of building and owning sophisticated financial or data models involving large, multi-source, imperfect data sets — and using them to influence real capital or operating decisions.
- Strong grounding in hotel industry financial metrics (RevPAR, ADR, occupancy, GOP, EBITDA) and market benchmarking practices (e.g., STR/comp set data), or the ability to rapidly translate PE/real estate financial rigor into the hospitality context.
- Advanced financial modeling skills (Excel at an expert level); experience with SQL, Power BI, Tableau, or similar BI/data tools strongly preferred.
- Demonstrated ability to synthesize complex, ambiguous data into sharp, actionable insight for executive audiences — with the judgment to know what matters and what doesn't.
- Exceptional written and verbal communication skills; comfortable and credible presenting directly to ELT and senior stakeholders.
- Strong leadership presence and business judgment, with the ability to connect granular data analysis to portfolio-level investment, divestiture, and operational strategy.
- Monitor and track real estate investment returns on investments.
- Oversee impact on corporate shell company cash sources and uses.
Preferred Qualifications
- Direct experience in private equity, investment banking, or real estate investment/asset management, ideally with hospitality or real asset exposure.
- Familiarity with hotel industry data platforms (e.g., STR, CoStar, HotStats) and enterprise data warehouse/BI environments.
- Prior experience building data infrastructure or analytical capability from the ground up within a corporate or investment organization.
- Experience managing or mentoring junior analysts.

Pay Range
Pay range: Up to $185,000. Base pay offer may vary depending on various factors, including but not limited to job related knowledge, skills and job specific overall experience
