Job Summary:  

The Real Estate Asset Manager leads the Property Management Team and oversees the company's disposition portfolio. This role is responsible for protecting and maximizing asset value through strategic property management, lease compliance, landlord accountability, and disposition execution. The position provides leadership to a team supporting approximately 3,600 store locations while partnering with Operations, Legal, Finance, Lease Administration, Facilities, and other stakeholders to optimize portfolio performance and mitigate financial risk. 

What will you do? 

Property Management  

  • Hold landlords accountable for maintenance and repair obligations required under lease agreements, including providing written notice and coordinating legal enforcement when necessary.  

  • Process and review waivers, easements, rights-of-entry, and other real estate-related agreements.  

  • Support company asset management strategies through proactive lease administration and portfolio oversight.  

  • Conduct comprehensive lease analysis to identify opportunities, risks, and compliance concerns.  

  • Oversee code violation resolution and landlord compliance activities. 

  • Coordinate landlord-performed work with store personnel and internal business partners.  

  • Partner with Lease Administration to manage landlord reimbursements, abatements, and lease-related disputes.  

  • Manage lease defaults and cure periods within contractual deadlines.  

  • Maintain departmental reporting and portfolio-related performance metrics.  

  • Develop and implement process improvements that enhance operational efficiency and reduce portfolio risk.  

 

Disposition & Portfolio Optimization  

  • Manage a closed-store portfolio of approximately 100 locations and related real estate obligations.  

  • Partner with third-party service providers to mitigate financial exposure through lease terminations, assignments, and sublease opportunities.  

  • Process all deal submissions and obtain required approvals for disposition transactions.  

  • Partner with Legal to prepare, negotiate, and execute disposition-related documentation.  

  • Obtain signatures and ensure completion of all required documentation.  

  • Communicate completed transactions to Finance, Operations, Facilities, and other stakeholders.  

  • Manage approximately 150 subleases, including renewals, amendments, terminations, and month-to-month tenancies.  

  • Partner with subtenant administration teams on collections.  

  • Maintain dark-store reports, subtenant listings, disposition reporting, and leadership reporting requirements.  

  • Support Finance, Lease Accounting, and Property Tax Accounting with impairment analyses and Assets Held for Sale reporting.  

 

Leadership & Team Development  

  • Lead, coach, and develop Property Management professionals.  

  • Establish performance expectations and support employee development.  

  • Foster a collaborative and service-oriented team environment.  

 

  • Drive continuous improvement initiatives and strategic departmental objectives.  

  • Build strong partnerships across Real Estate, Finance, Legal, Operations, Facilities, and executive leadership. 

 

Qualifications: 

  • Demonstrated experience leading, coaching, and developing high-performing teams. 

  • Strong knowledge of commercial real estate, including property management, lease administration, lease compliance, asset management, and disposition activities. 

  • Experience interpreting complex lease agreements and real estate contracts, with the ability to identify risks, obligations, and opportunities. 

  • Proven ability to manage landlord relationships, negotiate resolutions, and effectively mitigate financial and operational risk. 

  • Strong financial, analytical, and problem-solving skills with the ability to evaluate portfolio performance and support business decisions. 

  • Experience utilizing reporting, metrics, and data analysis to drive operational improvements and portfolio optimization. 

  • Exceptional collaboration, communication, and influencing skills with the ability to partner effectively across functions and levels of the organization. 

  • Demonstrated ability to balance competing priorities, exercise sound judgment, and manage sensitive or high-impact matters. 

 

Certifications, Experience, and Education: 

  • Certifications: None required 

  • Experience: 7-10 years of progressively responsible experience in commercial real estate, property management, asset management, lease administration, or a related discipline with at least 5 years in a leadership role; and 

  • Education: Bachelor’s degree in Real Estate, Business Administration, Finance, Accounting, Property Management or a related field; or equivalent combination of education and/or experience. 

Location & Work Availability:  

This position is Hybrid (4 days in office, 1 day remote), based at our corporate headquarters in Raleigh, North Carolina.
