What you'll do...
Role summary:The Senior Manager, Realty Project Management and Development, leads the comprehensive lifecycle of land development projects for new store and club locations. This role oversees project scopes, schedules, budgets, and capital approvals while managing entitlement, permitting, and regulatory strategies. The position requires coordination with external partners and internal teams to ensure timely, compliant project delivery. Additionally, the role focuses on mentoring project management staff, driving process improvements, and providing strategic insights to senior leadership. About the team:
The team leads comprehensive real estate development projects, managing all phases from site selection through construction and opening. Collaborating closely with Real Estate, Store Space, and Construction partners, they ensure alignment with business goals and regulatory requirements. This group oversees project scopes, schedules, budgets, and permitting processes while engaging external partners and stakeholders. They focus on continuous process improvements and mentor project management staff to enhance efficiency and effectiveness. Upholding high standards of integrity and professionalism, the team drives successful delivery of new store programs that support the company’s strategic growth objectives.
What you'll do:
- Oversee the full lifecycle of land development projects, managing scopes, schedules, budgets, and capital approvals for new store and club sites.
- Develop and execute entitlement, permitting, and regulatory strategies, coordinating with architects, engineers, and authorities to secure approvals.
- Lead external partner relationships, negotiating agreements and representing the company in public and regulatory forums.
- Mentor project management staff, driving process improvements and establishing governance practices to enhance development efficiency.
- Communicate project status, risks, and recommendations to senior leadership with clear, data-driven analysis.
What you'll bring:
- Extensive experience managing the full lifecycle of real estate development projects, including site due diligence, permitting, construction, and grand opening.
- Proven ability to develop and manage project scopes, schedules, and budgets aligned with business objectives and market timelines.
- Expertise in entitlement strategies, zoning, land use, and regulatory compliance across multiple jurisdictions.
- Strong skills in coordinating with architects, engineers, contractors, and legal teams to secure approvals and manage risks.
- Demonstrated leadership in mentoring project management staff and driving process improvements.
- Excellent communication skills for presenting data-driven recommendations to senior leadership.

The annual salary range for this position is $80,000.00 - $155,000.00 Additional compensation includes annual or quarterly performance bonuses. Additional compensation for certain positions may also include :

Minimum Qualifications...

Bachelor's degree in civil engineering, construction management, architecture, real estate development, land development, or related area, or equivalent practical experience.5 years’ experience in commercial real estate development, land development, or large-scale capital project management.
Experience managing end-to-end development projects, including due diligence, entitlements, permitting, construction oversight, and stakeholder coordination.
Experience managing multi-year development timelines with significant capital investment.
